Challenge

The former walnut grove set within the small historic Town of Knights Landing presented a number of challenges: unusual shape, proximity to the Sacramento River levee, inadequate public sewer service, historical drainage and irrigation canals, and the need for a quarter-mile walkway for children along a busy road to the nearby elementary school.

Solution

We worked with the developer, County of Yolo Planning and Public Works Department, Knights Landing Community Service District, Central Valley Flood Protection Agency, Caltrans, and other agencies to create a 67-lot site plan. Requirements included a storm drain system with a detention pond and discharge through the river levee, which was also widened and strengthened. Plans also included road rehabilitation for the new walkway and expansion of the town's wastewater treatment facility to handle the increased waste flow.

Outcome

The plan met all the developer's requirements and gained approvals needed from a number of regulatory agencies.
